Custom made van toyhauler. Van can also be easily modified by removing the beds (easy to do) to use as mobile shop with serving window. This was one of the first vans in Australia built with Honeycomb Core Polypropylene. Now the details: Built this van from scratch using very high quality components. It is strong, light and has low center of gravity. It was designed to take quad bikes or motor bikes inside it. Even tinny if you wanted to. 
The rear Camec door is inset into larger door that opens 90 degrees to allow access for the toys
The rear ramp raises up and covers the rear door and keeps the dust out.
Draw bar weight is minimal. 130kgs (approx)
There is burner gas bbq on slide that pulls out on the left hand side of the van from the first hatch. It is plumbed to the main gas lines. There is also lid for the BBQ stored on the right hand side front hatch. Hatches are Dometic.
This van tows very well. use the weight distribution hitch and bars when towing in mountainous terrain for tad more stability downhill. It is big van! It is tall externally and long. It tows very nicely though.
It is in very good condition structurally. 
Accommodation: Queen size beds that store in cassette vertically in the rear. The wall panels raise up and the beds fold out easily to lock into the roof (Solid walls). There is also large setee at the front of the van in shape that has slept adults. 
This was built to tow long distances and has never let me down. It has been to some very cool places on and off road and held up extremely well. Other vans was travelling with on one trip with serious corrugates had their cupboards and doors on the floor. This thing held up very well.
The suspension is easily maintained and replacement parts easy to come by.
What you need to know: will list the things that need some attention (mainly cosmetic).
Lighting: There are blue LED lights inside and out for effect (They serve no real purpose...I just thought they looked blingy in caravan parks). They stopped working. This is VERY likely simply connection issue but not had time to figure it out. Suspect it would take hours and no cost to repair for anyone with half brain.
Beds: They work really well. had them secured when in the closed position by some bolts. Unfortunately these failed during run on the Merindi Loop Road near Kings Canyon. Not big deal. $20 to $50 to find an alternative solution. have used the van more than 20 times since then and simply popped the spare wheels under the beds. They are not going anywhere....  Would take less than hours to fix if you felt the need
Windows: Dometic make great windows but unfortunately their blind systems are totally rubbish. They basically cease to work after couple of years. My suggestion would be to take the things out and throw them. Pup some curtains up instead
Left front window. There is crack in the perspex (Double skinned window) thanks to some low life at caravan park trying to break in. They did not succeed. You can acquire the window itself and fit it in about 15 minutes. You only need the perspex part...not the whole window. Its crack about inches long. can send photo if required. never worried about it but being honest
Air cond. It works treat. Sadly the fan blades liberated themselves. You can easily replace the fan blades by finding similar sized fan unit. It doesnt affect performance that have noticed however pedestal fan could achieve the same outcome if required. It has remote control. 
Water tanks: There is volume sensor in the van. Battery needs replacing. $2 and minutes
Cook top: It is meant to be an electric start but these things are made pretty flimsy. So the plate underneath fell off as the screws rattled away. Nevertheless, it can be started with match and if you had the time to figure out the plate underneath that holds the wires you could easily fix it. 
Sink: The hinge for the glass top had the screws rattle off. You can easily fix this or even replace the screws with genuine parts from Dometic. $12 was last quote but never had time due to other commitments. 
Beds: When in the out position in heavy rain you sometimes get some water coming through the hinge. Some tape accross the hinge solves the problem> No issue when  in the closed position towing. Either side of the bed has vinyl that seals it off from outside elements. There would be better solution for this but it always worked for me.
Battery: It does not currently have 12v battery. can pop one in there but it is half shot so better to get new sealed one that meets your needs. Takes one with screw in pedestal style posts. Every battery place has them and size is up to you
Breakaway controller: It has one fitted. Battery needs replacing. It is not required on vans under 2T of load from memory but given the van has an ATM of 3T better to have it. It is wired to all electric brakes
Thats it! 
Now am not carpenter so the interior is not 100% pretty. But it was designed to be totally bullet proof and functional. You can hose it out. Nothing breaks. It is comfortable, easy to tow, light and one of kind. It will take the toys. If you wanted to dress it up inside you can easily remove the cupboards by drilling out the rivets. You could put in flat packs.
There are some spare parts as well. 
The build cost on this van at wholesale cost (This was prototype design) was over $40,000 when built in 2009. was quoted $120,000 for van manufacturer to build it. It was insured for $80,000. Selling for less than replacement cost of parts materials
About Monopan...it is amazing stuff. Thermally very good but totally bullet proof (Well dont shoot at it but we torture tested the product before the panels were ordered from Germany). You can hit it with golf balls and it wont damage it. This product is now being used by some caravan manufacturers in Australia and is used extensively in Europe for Trucks. Also becoming popular here in Australia. 
This is perfect van for onsite accommodation as well. With lots of accommodation and tonnes of space! This is not cramped van. We had kids sitting around the floor between the beds playing monopoly and they were not cramped.
The RTA were somewhat surprised at the weight dimensions of this thing and post registration they sent an engineer and an auditor to review the van. It passed with flying colours.
